Exterior Finishes

Drywall & Insulation
▪ All interior walls and ceilings above ground to have 1/2” drywall. Common Party walls are double 2x4
▪ Walls insulated to a high efficiency insulation rating of R-22 and ceiling to R-50
▪ R-12 basement wall wrap insulation to 8” above the floor slab
▪ All interior ceilings are a fine California knockdown finish except in bathroom and laundry areas (smooth finish)
▪ Approx. 9’ ceilings on the ground floor and main floor, except where drop ceilings and bulkheads are required for mechanical. Second floor to be approximately 8’ ceilings
Plumbing
▪ Contemporary white plumbing fixtures throughout (vanity sinks, pedestal sinks, toilet & tub)
