BUILDING AMENITIES (FURNISHED BY KIOSK):
The Perry offers residents 24-hour concierge, 7-days-a-week for the first year subsidized by Mansouri Living. The 2nd floor amenity space contains an elegant and tastefully outfitted piano lounge and a private dining space with a caterer’s kitchen for spectacular dinner parties which doubles as a meeting room to accommodate extended business hours. The piano lounge opens to an outdoor Serenity Terrace clad in blue and mulberry granite, furnished with Paola Lenti, an internationally renowned furniture brand headquartered in Italy’s leading furniture district Media, Milan. A guest suite is provided on the 5th floor for visitors.

PARKING AND STORAGE:
Each parking space will include one electrical plug. Residents can make use of bicycle storage underground and guests can make use of the bicycle storage at grade level. Lockers are available upon request.

BUILDING ENVELOPE:
The Perry has low-e thermal glazing, paired with an airtight seal method of installation, contributing greatly to overall energy efficiency. Privacy is an important consideration in The Perry design, and by installing a dramatic charcoal limestone feature wall, residents will feel a distinct separation from Avenue Road, yet still feel as though they are in the heart of the city. So as to not compromise the clean elevation of The Perry, a unique lift and slide patio door system is coupled with clear and coloured opaque glazed balcony guardrails (as per plan), opening suites to the outdoors for full expansive views.

MECHANICAL AND ELECTRICAL DESIGN:
Each suite at The Perry will have a high efficiency central heating and cooling system, individually controlled, and locally exhausted. In case of emergency The Perry will have standby generators that provide up to 24-hours of emergency lighting in all common areas, cold and hot water in all the suites, service in one elevator.

SAFETY MEASURES:
The Perry will have a 24-hour concierge, 7-days a-week. Each owner will be provided an individual fob to enter the building and, for those with parking spaces, to the underground parking garage if applicable. Emergency alarm buttons will be installed throughout the underground parking garage, which will be connected to the concierge desk. Cameras will be installed in the entrance lobby, the moving room area, the amenity terrace, the Piano Lounge and the underground parking for safety and security.

THE RESIDENCES:
All residence entry doors are a solid core design, 8’ high.

CEILINGS:
The ceiling height of each floor is measured from the finished hardwood floor to the underside of the ceiling finish. Ceiling heights are approximately: 9’ clear on the 3rd, 4th, 5th, 6th, and 7th floor. Finished ceilings in the principal rooms, including the living room, dining room, family room, library, den, office, study and bedrooms may be lower than the specified ceiling heights in certain areas to accommodate mechanical systems and/or electrical distribution. Foyer, gallery, kitchen, breakfast area, powder room, bathroom, laundry room, closets and hallways may have dropped finished ceilings that are lower than those in the principal rooms. Ceiling finishes are white, flat, smooth finish.

WINDOWS AND DOORS:
All windows throughout The Perry suites are oversized, and low-E thermally insulated. Operable lift and slide patio door system (as per plan) allow residents to open their indoor space to the outside. Juliet balcony, balcony and terrace with clear and coloured opaque glazing balcony and guardrails (as per plan).

HARDWARE:
Selection of door hardware in traditional or contemporary styles and finishes. All doors are hung with a minimum of 3-hinge hardware, matching door hardware selection. Selections will be made at time of design finishes appointment.

WALLS AND TRIM:
A selection of cornice molding, baseboards and casings in traditional or contemporary styles and finishes.

PAINT:
Low Volatile Organic Compound (VOC) paints,
primed and painted to a flat white.

COMFORT AND CONVENIENCE:
HEATING AND COOLING: A custom-designed individually controlled air handling unit in each residence providing year-round heating and air conditioning. An energy efficient air-handling unit is in each residence.

AIR QUALITY: Outside air supplied to each
residence.

WATER QUALITY: A water filtration system
centrally serving the entire building.

WATER PRESSURE: Multiple zone water delivery system, supplies sufficient water pressure to each residence.
