The Vendor agrees to include the following items in the purchase price:

1. 9 foot high ceilings from floor to underside of ceiling concrete slab except where bulkheads and/or drops are required for mechanical, plumbing or electrical services at the Vendor's absolute discretion

2. Four stainless steel finish enersave rated kitchen appliances - 21 cu. ft. refrigerator, 30'' self cleaning electric range, multi-function dishwasher and over the range microwave / rangehood.

3. Ceramic tile in kitchen, foyer, bathrooms, and laundry/storage areas where shown on suite floor plan from Vendor's samples

4. Energy efficient ceiling lighting in kitchen

5. Stained maple or oak kitchen and bathroom cabinets (with maple or oak veneer panel and solid oak edging) or laminate kitchen and bathroom cabinets, as selected by Purchaser from vendor's samples of standard cabinets. Kitchen upper cabinets to be 40'' in height with deep cabinet over refrigerator

6. Granite kitchen counter top from Vendor's samples of standard granite

7. One and one half bowl undermount stainless steel kitchen sink, with single lever faucet with pull out vegetable sprayer in kitchen. Water saver single lever faucet in bathrooms

8. White cultured marble vanity tops in bathrooms

9. One medicine cabinet in all suites. Located in ensuite bathroom in two bathroom suites.

10. Water saver dual flush toilets and water saver showerhead.

11. Mirrored closet sliding doors in entrance foyer and master bedroom. White hardboard sliding doors in second bedroom.

12. Prefinished engineered hardwood flooring in Living, Dining, Den and Bedrooms where shown on suite plan from Vendor's samples.

13. Stacked washer / dryer at located selected by Vendor

14. Vertical louvre blinds on all exterior clear glass windows.

15. Energy efficient ceiling fixtures in foyer, dining/ den and bedrooms as selected by Vendor. Capped switched outlet in Living/Dining Room. As per Vendor's plans

16. White decorative switches and receptacles throughout

17. 7' tall series 800 two panel interior passage doors with 3 1/2'' casing and 5 1/2'' baseboards throughout

18. Brushed stainless steel lever handles on swing doors.

19. 7' tall fire rated pressed steel, colonial style front entry door with guest viewer.

20. Thermally broken, double glazed windows with low E coatings, painted off-white on interior side.

21. Natural gas outlet for barbeque on patios, terraces and balconies

22. Suite pre-wired for cable TV and telephone in living room, master bedroom and kitchen, at located selected by Vendor.

23. In suite security system. All suites on ground floor have additional security sensors on windows / doors to balcony or terrace.

24. Individually controlled suite air conditioning, space heating unit, hot water unit, owned by the Condominium Corporation as part of the common elements and financed as set out in the Disclosure Statement

25. Individual suite gas, hydro and water metering.

26. Smoke, heat and carbon monoxide detectors.

27. Gas appliances and suite vacuum system are optional at additional cost BUT must be ordered prior to the installation of drywall.

The above materials and / or specifications are subject to change without notice. The Vendor reserves the right to substitute alternative materials, fixtures and appliances of equal or better quality.

The Purchaser acknowledges that only the items set out in this Schedule "A" are included in the purchase price and that any other furnishings and finishes contained in any model suite or suites are for display purposes only and are not included in the purchase price.
