Landscape

- 6 trees to be planted as part of the landscape architectural plan including columnar trees to the rear of the parkette along the north side of the building.

Interior Suites
- Benjamin Moore Aura top of the line interior paint; colours as per Vendor’s samples.
- Interior doors – 8’ flat cut, solid core doors. Purchasers may request a custom, higher height for more personal customized appeal.
- Interior door hardware – Emtek levers as per Vendor’s samples.
- 7” wide plank floors in principle rooms – natural white oak stained with natural European manufactured stain that is eco friendly and doesn’t produce unhealthy emissions over time.
- Wide selection of Italian fabricated porcelain tiles from Stone Tile.
- Hinges in stainless steel, triple ball bearings by Dorex (or equivalent).
- Ceiling heights – 9’ on first to third floors and 10’ on the PH level.
- Interior millwork details – Choice of modern trim details as per Vendor’s samples. May be custom designed along with Designer to suit preference.
- Plumbing sinks – All undermount and counter sinks Italian made by Catalano in various shapes. Please refer to the material selections brochure for options.
- Home automation security – Multi-zone security home system and integrated entry system to allow camera and intercom connection to ground level is included; 1 keypad, camera accessibility and 2 motion sensor allowance per suite.
- Home automation audio – 7 speaker rough-in allowance; supplier and cabling details to be provided shortly upon consultant phase completion.
- Home automation lighting and blind control – Lutron lighting cabling, automatic/programmable blind control wiring (CAT-6). All specialized equipment is additional and the supplier will be provided shortly upon consultant phase completion.
- Home automation network and TV – Includes high quality RG6 and CAT-6 cabling from panel to 4 outlets per suite.
- 4’ Linear Gas fireplace - $5,000 allowance for one linear fireplace per suite. Unit choices to be offered by Vendor.
- BBQ and venting – Each unit will have a natural gas hook-up in location shown for BBQ on plan.
- Wall-mounted lockable storage unit in parking garage for each suite.
- Parking EV charging as an optional extra is available.
- Designer allowance – Each purchaser will receive up to 5 hours of design consultation with representatives of the Vendor’s design team for choice of finishes and to discuss upgrade options; additional time is available on an hourly fee basis as required.
- Home automation controller – Each unit is to be roughed in for a home automation integration system that allows security, HVAC, home audio, lighting and blind control in one touch pad interface. All specialized equipment and programming is additional.
Kitchen
- Premium Miele appliance package with gas cooktop (Electric counter cooktop with integrated vent hood is an optional extra).
- Custom kitchen and counter millwork by Millworx includes European manufactured materials and hinges, soft-close cabinets and drawers.
- Kitchen counters – Many Silestone selections as per Vendor choices. Please refer to the material selections brochure for options.
- Kitchen backsplash – Many Silestone selections as per Vendor choices. Please refer to the material selections brochure for options.
- Kitchen appliances – Appliance packages are offered by Miele with upgrade options including espresso maker, warming drawer etc. as provided in detailed appliance list.
Interior Suite Styles
- Contemporary Suite will Receive Shadow Reveal on Drywall and Baseboard.
- Transitional Suite will Receive Flush Moulding with reveal or a combination may be selected alongside interior designer.
- Second Floor Units and Penthouses have Direct Elevator Access to Suite.
Ensuites
Primary bedroom ensuite, secondary bathroom and powder room.
- Integrated sinks with floating vanities in primary en-suite made from Silestone.
- Washroom cabinetry millwork for all bathrooms supplied by custom millwork company Millworx and offered in European made materials and finishes. Designs to be concluded with Designer.
- Plumbing faucets and shower assembly – Manufactured by GRAFF or equivalent quality. Please refer to the material selections brochure for options.
- Plumbing toilets – Three Durastyle wall-mounted units differing in shape. Please refer to the material selections brochure for options.
- Washroom bathtubs – Bathtub choices of various shapes to suit personal preference by German manufacturer Knief (or equivalent quality).
- Washroom counters – Counters supplied by premium stone manufacturer Silestone. Please refer to the material selections brochure for options.
- Italian manufactured sink bowls for powder rooms by Glass Design (or equivalent quality). Please refer to the material selections brochure for options.
- Radiant in-floor heating – True comfort (or equivalent) radiant heating with separate thermostat will be supplied in all primary en-suite bathrooms.
Laundry
- Custom mill work cabinetry in laundry room.
- Washer and dryer are part of the Miele appliance package and come with stack bracket.
- Counters supplied by premium stone manufacturer Silestone. Please refer to the material selections brochure for options.
Electrical
- Electrical faceplates and switches – Standard offering; may upgrade to Lutron and dimmer switches in requested zones.
- Electrical recessed lighting – Selection of choices by Contrast Lighting as per Vendor’s samples available upon completion of Electrical consultation.
- Electrical pendent lighting – 3 Sonneman light fixtures are provided at a total allowance of $2k per unit.
- Heating, venting and air conditioning – All units will be fitted with top of the line equipment that is sized for each unit’s load. All equipment owned by the purchaser.
- HVAC control – Honeywell digital thermostat and humidistat is fully programmable and compatible with Lutron. May be replaced in kind with thermostat of preference i.e. Nest or Alexa.
- Utility Metering and Sub-Metering (TBD)
