Custom Quality Construction
1. All exterior colours and materials are architecturally controlled and
pre-selected.
2. Brick exteriors are accented with wood, stone, stucco or siding,
as per architecturally controlled elevations.
3. Self-sealing high-grade asphalt or fiberglass shingles, with a 25-year
manufacturer’s warranty.
4. Exterior walls are insulated to R-24, R-40 insulation in flat roof ceilings
to exterior and R-50 insulation in gable and cottage roofs.
5. All sub-floors to be 5/8" T&G flooring, sanded, glued and fastened
with screws.
6. Engineered floor and roof systems.
7. Maintenance-free pre-finished aluminum soffits, fascia, eaves troughs
and/or scuppers and downspouts.

Interior Finishes
16. Ceiling heights are 9' on the first and second floors and 8’ on the third
floor, as per plans.
17. Natural oak pickets and handrails with oak nosing. All stairs to have
carpeted treads and risers complete with oak stringers.
18. Quality broadloom complete with foam underpad, to be selected from
the Vendor’s standard samples.
19. Imported ceramic floor tile in entrance foyer, bathrooms, powder

to be selected from the Vendor’s standard samples.

21. Quality interior off-white paint on all walls, doors and wood trim.

Colour Selection and Finishes
All colour and finishing selections are to be made from the Vendor’s
standard samples. The Purchaser acknowledges and agrees that variations
in colour and shade uniformity may occur and that colours, patterns and
availability of samples displayed in the Sales Presentation Centre and/or
model homes may vary from those displayed and available at time
of colour selection.
WARRANTIES
TARION Warranty Program Coverage
7 - years Major structural defects
2 - years Major plumbing, heating and electrical systems and building
envelope
1 - year Free from defects in work and materials, and meets the Ontario
Building Code requirements.
NOTE:
• Exterior colour selections are architecturally controlled for the purpose
of providing a pleasing streetscape.
• Number of steps at front and rear may vary from that shown according
to grading conditions and municipal requirements.
• Variations in uniformity and colour from Vendor’s samples may occur
in finished materials, kitchen and vanity cabinets, and floor and wall
finishes due to normal production processes.
• Ceilings and walls may be modified to accommodate mechanical
systems.
• Natural products, (I.e. granite, wood and marble) are subject to natural
variations in colour and grain. Tile is subject to pattern shade and
colour variations.
• If the unit is at a stage of construction which will enable the Vendor
to permit the Purchaser to make a colour and material choices from
the Vendor’s standard selections, then the Purchase shall have until the
Vendor’s date designated by the Vendor (of which the Purchase shall
be given fifteen (15) days prior notice to properly complete the Vendor’s
colour and material selections form. If the Purchase fails to do so within
such time period, the Vendor may irrevocably exercise the Purchaser’s
rights to colour and material selections hereunder and such selections
shall be binding upon the Purchaser. No changes whatsoever shall
be permitted in colours or material so selected by the Vendor, except
that the Vendor shall have the right to substitute other materials and
items for those provided in this Schedule provided that such materials and
items are of quality to or better than the material and items set out herein.
• The Purchaser acknowledges that there shall be no reduction in the
price or credit for any standard feature listed herein which is omitted
at the Purchaser’s request.
• References to model types or model numbers refer to current
manufacturers models. If these types or models change, the Vendor
shall provide an equivalent model.
• All dimensions, if any, are approximate. Actual useable floor space
may vary from the stated floor area, if so stated.
• All specifications and materials are subject to change without notice E. & O.E.
• Pursuant to this Agreement or this Schedule or pursuant to a
supplementary agreement or purchaser order, the Purchaser may
have requested the Vendor to construct an additional feature
within the Unit or Building, the Vendor is not able to construct such
extra, then the Vendor may by written notice to the Purchaser, terminate
the Vendor’s obligation to construct the extra. In such event, the Vendor
shall refund to the Purchaser the monies, if any, paid by the Purchaser
to the Vendor in respect of such extra, without interest and in
all other respects this agreement shall continue in full force and effect.
• The Vendor shall have the right to substitute other products and
materials for those listed in this Schedule, represented to the Purchaser
or provided for in the plans and specifications provided that the
substituted products and materials are of a quality equal to or better
than the products and materials so listed or so provided.
The determination of whether or not substituted materials and products
are of equal or better quality shall be made by the Vendor’s architect.
• All units are protected by the Tarion Warranty Corporation.
